Expert Notary Shares Key Strategies to Protect Your Property from Invasion

METEPEC, Mexico – Notary Jorge Ramos Campiran, from Notary 125 Edomex Metepec, has shared essential legal strategies to safeguard property against potential invasion or illegal occupation. In a recent public address, Campiran outlined several key recommendations for property owners to protect their assets. According to Notary Campiran, the first crucial step is to ensure that public deeds are properly registered with the Public Registry of Property. "This document serves as your legal shield, allowing you to denounce any possible invasion," he stated. He further advised maintaining a comprehensive file of property documents, including public deeds, property tax receipts, water bills, and utility proofs, as these serve as vital evidence of ownership and possession. Campiran also stressed the importance of actively exercising possession of the property. This includes frequent visits to the site, and if necessary, hiring a security guard or installing surveillance cameras. "Consider fencing the property to demonstrate acts of dominion over the real estate," he added. Another critical recommendation is to register for the real estate alert system offered by the Public Registry of Property in your respective state. "This alert will allow you to receive notifications of any activity related to your property in the Public Registry, whether it's a lawsuit, a judgment, or any transfer operation," Campiran explained, urging owners to inquire if such a service is available in their state. Finally, the notary warned about new modalities of generating fraudulent lawsuits with apocryphal documents. He strongly advised property owners to pay close attention to judicial notifications and to consult a lawyer immediately. "Be very careful, consult a lawyer," he concluded, emphasizing that these measures are crucial for integrating the respective case file for the crime of dispossession.
