Madrid, Spain – The Bank of Spain has issued a crucial warning to tenants regarding the security of rent payments made via bank transfer. While bank transfers are generally considered a secure method due to their traceability, the central bank cautions that tenants could be at risk of paying individuals who are not the legitimate owners of the property. According to financial expert Rociochipont, who elaborated on the Bank of Spain's advice, tenants should take proactive steps to verify the identity of their landlord and the recipient of their rent payments. "It's essential to ensure you are paying the real owner of the property," she stated in a recent public address. To mitigate this risk, Rociochipont advises tenants to request a 'simple note' from the Property Registry (Registro de la Propiedad) to confirm who the legal titleholder of the property is. Additionally, tenants should ask their landlord for a bank account ownership certificate to verify that the account belongs to the actual property owner. This measure helps prevent situations where tenants might unknowingly pay an unauthorized intermediary or fall victim to rental scams. By verifying these details, tenants can safeguard their payments and ensure compliance with their rental agreements, avoiding potential financial losses and legal complications.
