Lawtips, known for his accessible financial advice, initially presented the argument for renting, citing the principle of opportunity cost. "Every euro you put into one thing, you're not putting into another," he explained, suggesting that a significant down payment on a personal residence could instead be invested in higher-yielding assets like multiple rental properties or diversified index funds. He provided a compelling example where investing €1 million into three rental units, each generating €1,500 in monthly rent, could lead to a €1,500 monthly profit even after paying €3,000 in rent for one's own residence. However, Lawtips quickly offered a crucial counter-argument, emphasizing that this "renting is better" philosophy is primarily applicable to individuals with substantial financial acumen and significant wealth. "This argument only makes sense for people with great financial intelligence or a large net worth, but not for the common mortal," he stated. He highlighted the practical realities of the housing market, noting that rental prices in Spain have surged by 80% since 2014, significantly outpacing the 33% increase in purchase prices and the 31% rise in average salaries. Furthermore, he pointed out the inherent instability of renting, where tenants face the risk of eviction if a landlord needs the property or unpredictable rent increases, which can severely disrupt long-term financial planning. Lawtips concluded that for the majority, owning their primary residence provides invaluable security and a tangible asset, particularly in retirement when income may decrease. "When you retire and your income decreases, it will be the place you live while rents keep rising," he cautioned, advocating for homeownership as a more stable and ultimately beneficial path for most people.
