Budapest, Hungary The Hungarian government's new "Otthon Start Program" is set to launch on September 1st, offering a fixed 3% interest rate home loan designed to make property ownership more accessible. The program, detailed by Ripost, aims to assist prospective homebuyers with favorable conditions. According to the program's guidelines, applicants can secure a home loan with a fixed 3% interest rate, requiring a minimum 10% down payment and offering a repayment period of up to 25 years. The maximum loan amount available under this scheme is 50 million Hungarian Forints (HUF). For property purchases, the program sets maximum values: apartments can be acquired up to 100 million HUF, while family houses and farms are eligible up to 150 million HUF. Key eligibility criteria are also more flexible than traditional loans. Only two years of social security (TB) eligibility are required for applicants. Significantly, there is no upper age limit for participation, and crucially, no mandatory child-rearing commitment, which has been a feature of previous family support schemes. This broader eligibility is expected to open the program to a wider demographic. Furthermore, the Otthon Start Program can be combined with other existing government subsidies, such as CSOK Plusz, Village CSOK, or the Babaváró loan. This stacking of benefits allows applicants to substantially reduce their required down payment, potentially saving up to one million HUF annually compared to market-rate loans. The program is also accessible nationwide, ensuring that individuals across all regions of Hungary can apply. A core benefit highlighted is the guaranteed fixed 3% interest rate, which will remain unchanged throughout the entire loan term, providing financial predictability for borrowers.
